COMMUNITY

IT IS OUR GOAL TO ENHANCE THE VALUE OF LIVING IN RANCHO de CALISTOGA BY PROVIDING INCENTIVES FOR NEWER HOMES TO BE
MOVED INTO THE COMMUNITY. TO ENCOURAGE THE PLACEMENT OF NEW HOMES OFFERS THE FOLLOWING INCENTIVES.


SPECULATION HOME INCENTIVE

EFFECTIVE October 1, 2013 through December 30, 2014

Speculation Home: A speculation home is a home a dealer or individual places on a space intended for sale to a third party buyer and subject to a signed storage agreement with the community. Any home eligible for the incentives listed below must have the prior written approval of the community management in order to qualify for the program. The age, condition and size of a home may determine
eligibility.

 Speculation Home Concessions:

  • 12 months of free rent for any new home(Manufactured in 2013 or 2014)

    9 months of free rent for any home with a manufactured date from 2005 through 2012.
  • 6 months of free rent for any home with a manufactured date from 1995 through 2004.
  • 3 months of free rent for any home with a manufactured date from 1985 through 1994.
  • The Community will maintain minimal landscape upkeep for up to 12 months or until the home is sold, whichever comes
    first.
  • Rent concessions will be applied every other month until exhausted and will begin 30 days after the date the home is first placed on the space, or the first of the following month, whichever comes later. 

    For example, a 2013 home is placed in a community on January 15, 2014. The
    first rent payment would be due on March 1, 2014. There would be no rent
    payment for April, June, August etc. through February 2016.

    Anyone placing more that one home at a time will receive 12 months on all homes placed (maximum 3 homes at a time, 2005 or newer).

    Incentives are transferrable to the initial buyer of a home if, the buyer agrees in writing that the home must remain in the community for 36 months and the buyer executes a 5 year lease agreement. If a home is removed before the 36 month period expires the buyer would be responsible for re-paying the community for the total amount of rent that was waived from the date of placement, through the date of removal. 

PROSPECTIVE RESIDENT HOME INCENTIVE
EFFECTIVE October 1, 2013 through December 30, 2014

 

A Resident Home: A resident home is a home a prospective resident currently owns or is purchasing from a dealer, with the intent of placing the home on a space in the community for their personal residence, subject to a signed 5 year rental agreement with the community.

 

Resident Home Concessions:

  • 12 months of free rent for any new home (Manufactured in 2013 or 2014)
  • 9 months of free rent for any home with a manufactured date from 2005 through 2012.
  • 6 months of free rent for any home with a manufactured date from 1995 through 2004.
  • 3 months of free rent for any home with a manufactured date from 1985 through 1994.
  • No other fees are waived.

    Rent concessions will be applied every other month until exhausted and
    will begin 30 days after the date the home is first placed on the space or the

MOVE-IN RENT: Please see your community manager for a California Prospective Homeowner Disclosure Form, which will quote a rental amount and various other charges a resident might be responsible for (valid for 30 days).

LANDSCAPING COSTS: The community will reimburse you for one-half of your soft landscaping cost, with a limit of $500, for those improvements made within 60 days of taking occupancy.


FOR AN EXISTING RESIDENT

EFFECTIVE October 1, 2013 through December 30, 2014

Where an existing homeowner refers someone who brings in a new home which qualifies for the 
incentives previously described,

The community will give the referring
homeowner either three months free rent (every other month for 6 months) or $1,000.00. Referrals must be in writing and received before the new resident submits their application for residency.
